It's a two bedroom and two bathroom (one of them is an en-suite to the main bedroom) which also have an walk in rob. There is also a wine fridge in the kitchen and stainless steel appliances 90m2 of the unit on the 3rd floor, 20m2 of the balcony overlooking Brisbane City, the complex have an 25m lap pool and gym. Hi jan, the market in brisbane is a bit slow at the moment, although rentals are still rising. From my experience as an agent i would say you should just check realestate.com and check to see similar prices. Real estate agents refer to these as 'comparables'. Make a list and subtract the values or add the values that your property has that other comparables don't. Call an agent that is close to the property you are selling because people looking in a particular area will check local agencies unless they are interstate. Set the price yourself and don't let the agent tell you when to reduce it or by how much. Do this yourself by starting high and reducing the price over a few months.
Tell the agent that you don't want exclusive agency and have the contract amended such that you can switch agents at any time. Don't multilist. Make sure the agent uses realestate.com its by far the best website. Tell the agent that the sale is non urgent and that you will only pay on event of sale. Do not agree to pay advertising fees or whatever. The agent will do as you ask, after kicking up a fuss. If the agent is troublesome ask to speak to the principle.
Ensure that any advertising waxes lyrical about the best features of the property. The agent will write it but make amendments as you see fit. This will sow the seed in the mind of the buyers before viewing the property and will help the agent think of things to say when showing. Units are hard because of the similarity with so many others so the agent should tell buyers things like 'yeah but look at the quality of the building' or 'theres something special about this one, have a look at the way the windows open' or whatever. The agent however should be honest and open, if they lie to buyers they will lie to you.
